I'm Steve from Roofer 911.

I'm at a home in Woodbridge, Virginia and this customer has two different leaks. The first one they had is right below the dormer, up against the wall and also on the ceiling and the reason why is when the contractors initially did the installation, they fastened the shingles too close to the sides of the dormer and by doing they, they nailed into the flashing.

What we need to do is remove all roofing material completely around the dormer. Once everything is removed, then we're going to install ice and water shield, which is a rubber membrane and will be fully adhered to the wood deck and onto the metal flashing. Once the ice and water shield is installed, then we're going to re-shingle that area.

As I mentioned, the leak inside the home is up against the wall, below the dormer and it's also on the ceiling and if you look very carefully at the gutter, you'll see it's sagging ever so slightly in the middle below the dormer, so what happens is when there's a very heavy rain, all that water cannot go up hill to where the drain is on the right side, so the water overflows over the back and it goes inside the house between the bricks and drywall.

Once the insulation inside the wall becomes saturated, it's just a matter of time there will be a leak right across the top of this window. Now the other leak they had is this other dormer here on top of the garage. The same procedures we're going to perform to the top dormer, we're going to do exactly the same to this one. Once everything is done, these leaks are gone permanently for the lifetime of the roof.

Hi, this is Steve I'm Roofer911.

I'm at a home in Arlington Virginia, and they have a problem mowing the front lawn. Thankfully for now they don't have a leak because the repairs that were done by a previous contractor were just done recently.

You can see the way the shingles are all curling up. What will happen is when it rains really heavy, the water comes down the roof and the water can actually pond here, and then the water can back up and then it will seep right though the sides of the nail right there.

What we need to do is just refasten the weather screening and then we're just going to seal across the top of the weather screening and press the shingle into place. This way it'll lay perfectly flat.

There's about fifty feet of gutter that we need to repair in the front, and we have the same problem in the back, but not as bad. Now they also have another leak and it's right around this vent. They put some cement over here, but most likely there's nails in the flashing over here on the backside.

Another thing, very important, is they installed the shingles wrong over here.You can see the flashing is all exposed, and then look here. The water gets in through the keys and the water just gets underneath the flashing. Then the water can seep right through the side of the nail and into the house.

We're gonna take this vent off, and we're just gonna replace it with a new one. Then we'll install ice and water shield completely around the vent. Everything else on this roof is good. Let me just check this vent pipe. Yeah, everything up here is good.

Hi. This is Steve. I'm Roofer 911.

The homeowner has a leak inside their home that's approximately ten feet back from the exterior wall here. They got some nail pops coming through here, but that's not the source of the problem. What we'll do is we'll just remove these cap shingles and replace it with a new one.

The problem is right here you can see the rubber collar around the pipe flange is completely deteriorated, so instead of sealing it we're just going to remove and replace it with a new one.

Now another thing which would have been nice if they would have originally put Ice & Water Shield adhered to the metal flashing. This way no water's going to get underneath the shingles and then seep through the side of the nail, so that's what we're going to do.

Now here's another problem. This is right in the area where the leak was. There was a hole in the roof so the water's seeping in through there.

Another thing is when you have a problem like this, a hole in the roof, many times the water's going to leak straight down, but also the water travels underneath the shingles on top of the felt and the water can settle down at the valley down below. So what many roofers would do is, being that the valley is leaking, they're going to repair the valley and they're not going to realize that the source of the problem is coming from up above.

Let me see. Yeah, this pipe flange here is no good either. Okay, let's see if there's any others. Yep, this pipe flange here is no good also. Yeah, so the water's just getting inside there. The insulation on the floorboard in the attic is absorbing the water, but once that insulation becomes saturated, they're going to see a lot more damage.

Now also this house had vinyl siding done, and they nailed pump jacks to the eaves. You can see they left the holes in the roof, and they just sealed underneath it with caulk. That caulk is just going to give way, and then they're going to have leaks right along the exterior walls. It's here too. They've got them all over the place. A lot of holes over here that were all sealed with caulk.

Yeah, so even though they sealed the hole with caulk the water can get in through key and the water can leak right through here as well. Then they did the same thing here, so we need to check all the eaves for holes. And here. It's all over.

Hi, this is Steve from Roofer 911.

I'm at a home in Ashburn, Virginia, and they have a leak that's down near the valley area, right down at the bottom. Then also, there was moisture right in this area too.

There's a few different things that's going on. One is the siding is installed incorrectly right here down at the bottom. The J-channel is going behind the siding here, so when there's a heavy rain the water's traveling right along the J-channel, and then it's going down in behind the siding, and dropping down inside the wall, and settling on the lower roof. We need to take that siding off and the gutter, and reinstall it correctly.

I checked the valley. Everything is done perfectly with the valley. They have an ice and water shield underneath. They nailed very far away from the center of the valley, so that's all good. Over here up against the wall what we need to do is remove all the roofing from the bottom all the way up to the top. Any flashing that's damaged we're going to repair, or replace it, and then reshingle that area.

Also, around the stack pipe this could very easily be attributing to the leak too, because the water can originate from the flashing, because of improper installation. The water travels down the roof underneath the shingles on top of the felt, and the water's going to settle at the lowest point. We're going to remove all the roofing completely around the stack pipe. Install an ice and water shield and reshingle it.

Another thing, with this type of ridge vent it depends on how much they cut the open breathing space underneath. If they cut it too wide, if there's a driving rain the water can get underneath either one of these ridge vents. The water sometimes will drop straight down inside the breathing space, but many times the water will get underneath the ridge vent, then curl underneath the shingles, and then travel down again underneath the shingles, and it will settle at the lowest point.

What we'll do is we're going to remove the ridge vent, which is about 20 feet. Then we're going to install ice and water shield, and bring it all the way up underneath, but don't close off the breathing space. Then we're going to cap off the ridge again.

Another thing, very important here, look here, you can see that the fascia board is lower than the roof sheathing, so the shingles are dropping down. The water can get, here let me see if I can find one, like right here, the water can get in through the side of the nail, and then it can drop down inside the wall, go behind the step flashing, and leak down at the lowest point again.

We need to lift up all these shingles where the nails are exposed, and then replace this shingle here. It's probably the same way, and you can see it more up near the top, how the shingles are dipping down right in this area. This is a very critical problem.

Let me check everything else. This looks okay. Satellite dish support brackets, they should be sealed. Satellite dishes cause all sorts of problems as far as leaks.

Back to the leak again.We need to focus on everything as a whole, except for the valley. The ridge vent, the step flashing, the gutter, and then also where the roof is dipping down. Once these procedures are done this leak will be over and done with.

I'm at a home in Woodbridge, Virginia, and they have a few different issues with this roof. Here you can see they put some electrical tape around the collar because the collar was completely deteriorated. Also, there's a nail right over in here, right into the flashing.

What I really recommend is to remove and replace this pipe flange, and they we're going to install ice and water shield that will go completely around the pipe, fully adhere to the metal flashing and also to the wood back. Then we'll be able to re-shingle this area.

Also, they have the same problem here. They put some kind of tape around the collar and also down near the base here. This, yeah that's some kind of tape. Same thing. Oh my, and they put some nail buttons right through the shingle and into the flashing. The same procedures we're going to do with that one pipe flange, we'll do the same.
Then they have the same problem here. Also the attic fan is leaking, it's because nails fastened into the flashing too close to the fan itself, so the attic fan with leak when there's a heavy down pour or a driving rain. I checked the, oops, I just stepped on a soft spot.

Right here, you can see it's all soft, and that's because of the attic fan leaking. But another thing is not only is the plywood soft right in that area, the water's travelling underneath the roof all the way down to the gutter line, so eventually all this plywood here can become rotten, and then they're going to have moisture settling inside the wall and on the ceiling.

Another thing I've noticed is this stacked pipe. The fastening procedures around it is fine, but there's hairline fractures right in here. This needs to be sealed completely around with polyurethane. Now, after we seal this, the stacked pipe could still leak. The reason why is because of this vertical seam here as well. If this is not sealed, the water can channel it's way inside here and then just bypass the flange and leak inside the home.

One thing very important I noticed also is they don't have a ridge vent. A ridge vent is very important. It will prevent condensation in the winter time and also mold. Now, a lot of contractors, they're going to disagree with me but they couldn't be further from the truth.

They say that the attic fan and ridge vent, you cannot have both of them at the same time because the attic fan pulls out the warm moist air and the ridge vent sucks it right back in. It does ever so slightly, but not to the point where it's going to cause a problem. I highly recommend to have a ridge vent installed.

Also, down here near the gutter line, I can see the shingles are lifting up the first course ever so slightly because the gutter screening underneath wasn't fastened flush to the deck. The shingles are curling up. What'll happen is when there's a heavy rain, that waters going to pond there, and the water's going to back up and then it's going to settle inside the exterior wall. I would really recommend to fasten the screening underneath.

When you look at this roof, it looks much much worse than what it really is. Most contractors, the minute they step foot on a roof they're going to say "New roof", but the overall condition of the shingles is very good, as you can see here. The roof is only like 11 years old, so what I would really recommend to have this roof cleaned of all that algae and moss, because eventually the algae will grow underneath the shingles and it could eat away the plywood.

Hi, this is Steve from Roofer 911.

I'm at a home in Gainesville, Virginia, and I notice they have the worst leak over here, but it's also wet here, and it's wet over here as well; and this leak is coming from many different areas.

I'll talk about the first one first, is the two windows here have hairline fractures to the inside corners, and the windows will only leak when there's a driving rain, so we need to seal the inside corners with polyurethane. Also, she's had four different contractors, in the past, try to resolve the problems, and everybody put one coat on top of another coat of caulking where the metal roof meets the brick wall, but that's not the source of the problem. But anyway, we're going to remove the old caulk and install new, just to make it look a lot cleaner.

Now, another thing is, this gutter here is sagging in the middle so, if there's a heavy downpour, the water will go over the back of the gutter, and then it will settle in between those two windows and leak at the bump-out, so we need to repitch that gutter to ensure a positive water flow to the drain on the left side.

Now, another thing is they had two ridge vents. There's one up here, and there's another one on top of this gable. We need to remove the ridge vents, and we're going to seal underneath it with polyurethane, and then reinstall the ridge vents.

Now, many people will say to me, "Well, how can a ridge vent be the source of the problem to a bump-out when the ridge vent is at least thirty feet away," and that's a very good question. When there's a driving rain, heavy downpour, or melting snow, the water can get underneath that ridge vent.Many times, the water will not leak straight down through the open breathing space, but instead, the water curls underneath the shingles, underneath the vent. The water travels down the roof in between the shingles and the felt.

Now, if the water find an opening in the felt, like say a tear, then you'll see the water dripping down into the attic, but the homeowner was inside and he noticed no signs of moisture. So that tells me, the water is still traveling underneath the shingles, but it just did not find any tears. So now the water is settling in between the two windows and also the wall cavity, and then leaking at the bump-out. So we got to make sure that the repairs that we do to the ridge vents are done perfectly.

Now, there's two other things I have to mention. You have a valley, where two roofs join together here, and that its nails fasten too close to the valley center line, so we need to remove all roofing material at both sides of the valley, install ice and water shield, and then re-shingle it.

Now, the other thing, and this, finally, thankfully this is the last, is you have architectural shingles installed in this roof, and architectural is a very good shingle, but ... It's only as good as the contractor who installs it.
 
And what I mean by that is when they installed the roof, they used roofing nail guns. Now, with a nail gun, the contractor can fasten anywhere from 5 to 8 nails a second, and if he doesn't pay attention to where he's placing each and every nail, there'll be nails exposed underneath the shingles, at the keys, where the shingles join together going across.

So we need to lift every shingle in this entire area, and then also every shingle on the left side of this gable, then inspect it for areas where there's nails exposed, and then we're going to seal the exposed nail with polyurethane, put step flashing over it, and then reseal the shingle again. Once we're done with the repairs, even if you went up on the roof, you won't see the flashing because everything is underneath the shingles.

There's multiple sources that's causing the leak here on the bump-out, and we need to fix each and every one, because if we don't, this leak is most certainly going to come back, very soon.

I'm at a home in Ashburn, Virginia. They have a roof leak right along the eave here, about 6 feet up from the gutter. Then also, in the exact spot on the left side of the house. The leak is not coming from the roof. The ridge vent is fine.

Instead, when the contractors initially did the building on this home, and they installed the vinyl siding on the right side, and also on the left side, they used pump jacks. This way they can raise the level of the scaffold so they can install the vinyl siding.

Now, when they nailed the pump jack support brackets to the roof, they nailed it into the rafters. Then when they're done with the vinyl siding, now it's time to take the scaffold off, and pump jacks. They took the support brackets off, and they pulled the nails out, but they only sealed the nail holes with caulk. It's just a matter of time that the home develops a leak.

We need to replace the shingle over in this area, then replace the shingle on the left side. I told the home owner, "If they did it in the front, they did the same exact same thing in the back. It's just a matter of time before you notice a leak in the back of your home, as well."

Also, they have a cobra ridge vent on the top of the roof. The ridge vent is on the verge of coming off here, because they never fastened it into the rafters. We'll take care of that as well.

I'm at a home in Arlington, Virginia and they have a leak on the first, second and third floor at the windows, and he's had other contractors here and everybody was checking the roof.

They changed the step flashing up against the wall. They changed the siding. They replaced all the windows and the leak kept coming back. The only time this home leaks is when there's a wind-driven rain towards the back of the home.

Now, I noticed when I did a moisture test that there was 8% moisture at the corners, so that tells me that even though this is a brand new window, there's hairline fractures to the inside corners and those fractures could have happened during normal, well, not normal expansion and contraction.

Or during the shipping and the handling process, when they loaded the trucks with the windows, they may have been very rough loading the truck and so that could have caused the fractures or when they installed the windows, they may have been very rough and you're going to get a fracture at the corners as well.

So, what we need to do is this cap had to be lifted up, which I did and then we're going to seal and inside corners, come around here and then go inside and then shield the corners here with GSL Tripolymer sealant.

Once you're done sealing it, take your finger, wet it and then just trowel it into place and you don't need to put a lot of caulking here, just enough just to seal the fractures. I would recommend to seal the windows on the third floor and also on the second floor and once you're done, then you close the window.

Don't close it all the way. Leave it so it's about a quarter of an inch high because if you shut if all the way, you're never going to be able to open that window again.

I'm on a roof in Fairfax, Virginia. This homeowner has a leak inside the valley and the leak is right down in this area here. She's had this valley replaced 2 different times and the leak keeps coming back. What the contractors did was they removed the shingles on both sides of the valley, then they installed ice and water shield right down the middle and they re-shingled it.

Being that the leak is in the valley, the first thing I wanted to check was the overall installation and it was done perfectly, so the valley is not the source of the problem. Instead, you have a ridge vent here and then there's another ridge vent at the very top of the roof right over here.

That ridge vent here is about 40 feet above where they see the leak inside. The reason why the ridge vent is a problem is because there's an open breathing space underneath this Cobra ridge vent and they cut the open space too wide, so what we need to do to both ridge vents is remove the cap shingles, take off the ridge vent itself, and then we're going to close off the breathing space a little bit.

This way, there's about a 3 inch total open space. Then we're going to re-install the ridge vent and put on the cap shingles. This only leaks when there's a driving rain coming towards the side of the house or towards the front. Once that's taken care of, then the ridge vent is good.

Another problem is, and this is very common and I see this all the time, is right here. Right at the keys where the shingles join together there's nails exposed. What we need to do is we need to lift every shingle on both sides of the valley. Any nails that are exposed at the key we're going to shield the nail with polyurethane and then we're going to slide a piece of aluminum step flashing underneath and then we'll reseal that shingle again.

As I said, both sides of the valley, but also all the way up to the top of the roof because a leak can originate from any place on both sides of the valley and above. Then the water just travels down the roof and wherever the water finds an opening, like say through the side of a nail or maybe a tear in the felt, that's where the water will settle.
