When you notice a water stain that is evidence of a leak in your house, as the homeowner, you should consider this a high priority repair. The longer a water leak continues to flow or accumulate untended, the more damage that leak causes. An excessive amount of moisture can destroy the roof, stain and soften ceiling drywall panels, or weaken the structural integrity of your home. It can even create huge, expensive problems like mold, mildew, and black mold that can eventually cause serious health concerns. Often, the problems that can occur are not obvious until it is too late; by discovering them early through infrared technology, homeowners can save a lot of money and increase the lifespan of a home's infrastructure dramatically.
 
Locating the initial spot where the roof is leaking is difficult, because water can enter into the roof at any place and journey down to another point before it starts soaking into the ceiling. It can take a while for a homeowner to recognize that a leaking roof needs repair; and by that time there may have already been extensive damage done. Professionals use infrared scanning technology, because it is the most effective, fail-proof method of locating the source of a leak, and the path the water has taken in a house.
 

Who Will Pay For This Mess?

 
A home insurance policy would generally pay for water damages caused from rain coming in through the roof or a broken window if it was caused by wind-driven rain. Most likely, if the water damage was due to you not keeping your house properly maintained, then your insurance would not cover it or any of the unforeseen damage that may be attributed to past water damage.

How Infrared Scanners Work

 
Scanners can distinguish between wet and dry by measuring the thermal variations of materials and translates each temperature to a color. This provides a clear picture of moisture damage along walls, beneath the floors, including heat and other variances in the structure's integrity. The scanner shows where there is moisture right now and also where previous water damage has dried up. 
 
A qualified roofer using thermography can find the actual source of a leak because the scanner gives them the ability to see problems that a visual inspection is unable to detect. Infrared scanned images can document a home's thermal anomalies from moisture, water damage, roof leaks, and window leakage, verifying the energy efficiency of the home. The scan can even show where there is mold, mildew, and black mold

Guaranteed to Stop ALL Window Leaks

Hi, this is Steven from Roofer911.  I'm at a home here in Fairfax County Virginia that needs a window leak repair.  When you look at this picture, where you see the blue line that's where the water stain is located inside their home and is settling all the way down into the basement.  


I asked the homeowner, when does this leak normally occur and she said, only when there's a wind-driven rain blowing towards the back of the house.  So, immediately I had a very good idea that the source of the problem was where the metal roof meets up against the brick wall or possible hairline fractures to inside corners of these windows.  


When I checked the flashing up against the wall, everything was sealed very tightly, no problems there at all but when I went inside the home I noticed there was 1" of snow that was built-up on the sill.  Once the temperature starts to warm, the snow will melt and the water seeps in through the fractures.  


The fractures normally occur during normal expansion and contraction of the home or when the window was first initially installed the contractor may have been very rough installing the window and by doing so he may have caused the fractures that way.  


This is a very simple fix and a homeowner who is a do-it-yourselfer can very easily do this repair himself.  So, what I recommend is, go to Home Depot or Lowes and buy a product called Geocel Trypolymer sealant and the first thing you need to do is brush away this snow from the sill to both corners here and I would also seal this window here because this could eventually cause a leak on the other side of the bump-out. 

Once the snow is removed, dry the area really well and just seal this area with Geocel Trypolymer sealant.  Next, take your finger and trowel the sealant into place.  Leave the window slightly open about 1/4" for about two weeks because if you shut it too soon, you'll never open it again.

Hi, this is Steve from Roofer911. We specialize in ice dam removal in all areas of Prince William County Virginia.  When you look at this picture, you'll notice this gentleman standing at the top of the ladder and he's using a low pressure steamer to remove ice dam that's built up in the gutter and also on the roof.  To be perfectly honest, I highly recommend against it and I'll explain why. When they use the steamer to melt the ice, all the water is going inside your home between the outside siding and the drywall and if you live in a high town home that water is traveling down all levels of your home and will settle all the way down to the basement.  


Once the contractor is done removing the ice from the roof and the gutter you'll be happy because the leakage has stopped but what about when we receive another big snow storm and there's an ice dam build-up, your home is going to leak all over again so the money that you spent was completely thrown away.  


What I highly recommend is to remove the gutter, sometimes we have to cut the gutter in 3' sections because there's 12" of ice built-up and it's a lot of weight.  If we removed the entire all at once then that gutter is going to fall down and whatever is below is definitely going to get damaged.  So like I said, once the gutter is removed the next step is remove three or four courses of roof shingles right down to the wood sheathing.  Next, we install ice and water shield to the wood decking. Now, here's the very important part.  The gutter has now been removed, the ice and water shield is going to overlap the wood fascia and then we will staple into place.  Next, the new gutter is going to be screwed into the rafters but now the ice and water shield is behind the gutter and it's sealing the screws that are holding the gutter into the rafters.  So, even if we had 12" of ice built-up in the gutter and on the roof from the next snow storm you will not have any leakage due to ice dam.

Hi, this is Steve from Roofer911, we specialize in same day service for ice dam removal in all areas of Loudoun County Virginia. I took this picture of a home we did work on in Loudoun Virginia in February 2014.  Now you can see there's a lot of ice build-up and it goes up the roof about 3'.  Now the problem is, when the temperature warms, the ice starts to melt and the water can actually go uphill and underneath the shingles and inside the home.  Many times once the ice melts the water drops down inside the exterior wall and settles all the way down to basement and cause a major flood.  


ice dam buildup on a home in loudoun countySo what we'll do here is remove all the ice from the roof, also the gutter here is going to be removed as well and I'll explain to you why in a minute.  Once the ice is all removed then we install Ice and Water Shield which is a rubber membrane and then the new shingles will be fastened into place.  Now, with the Ice and Water Shield underneath the shingles it's sealing each and every nail so if there was ever an ice dam build-up again and say the water going up underneath the shingles, the roof will not leak this time because the Ice and water Shield is sealing each and every nail underneath.


Now, back to the gutter, the Ice and water Shield is going to overlap the wood fascia about 4", then the gutter is going screwed into place, make sure that we screw it into the rafters and that the gutter is pitched perfectly.  Now, with the Ice and water Shield behind the gutter it's sealing each every screw that's holding the gutter into place.  So even if we had 2' of melting ice in the gutter and also on the roof this home is not going to leak because like I said, the nails holding the shingles into place are being sealed from underneath and the spikes are being sealed from behind the gutter.


Now another thing very important, say there was 2' of ice in the gutter and it's starting to melt that melting ice is going to go up underneath the shingles and this is where the real problem occurs because the wood fascia board behind the gutter where it meets up against the wood decking underneath the roof shingles there's an open breathing space and it's about 1" wide and it goes right across the entire length of the gutter.  Now with the Ice and Water Shield underneath the shingles and overlapping the wood fascia behind the gutter it's sealing that open breathing space.
