Before you sign any contract or agreement of any form with your professional roofing contractors, make sure you have a checklist of things to consider and ask regarding the company you are about to hire. Do they have an active business license and are they insured properly? Are all of the employees covered? A professional residential contractor should have general liability and auto insurance, and workers compensation.

 

Check with the CCB and the Better Business Bureau.

 

Are they responsible to make sure everything is covered, including pulling permits, ordering materials, drawing up blueprints, etc.

 

Make certain that the brand of material is written on the contract, not just the color or design. There is a lot of garbage that is out there that may look similar, but are not the same quality.

 

What is their experience? How many customers do they have?

 

Any residential contractor that has survived 5 or more years working in the same area probably does reasonable work. Also look at experience doing home improvements like the one you are proposing. Are they members of any trade associations or chamber of commerce?

 

Get references and actually call them. You can ask questions like:

• On a scale of 1-10 how satisfied were you?
• Did they finish on time or were there long delays?
• How close was the final cost to the estimate?
• If you had another project to do, how likely would you be to use this contractor again?
• Would you recommend them to your family or friends?
• How did they clean up?

Architects from Savioz Fabrizzi Architectes have created a 'Rock-Proof Roof' to cover the area that receives the most damage. 170 tons of stones the size of basketballs have been scattered across the entire roof to prevent strong wind gusts from damaging it; this gives it not only a cobblestone look to the top of the roof, but casts a unique reticulated shadow across the archaeological site.

Examined the roof from the outside and performed an interior infrared exam designed to detect any water leaks no matter how small.

I was certain I had a roof leak this morning - heard water and had a water stain on the ceiling - so I called Roofer 911.  Steve arrived, and after examining the evidence - the ceiling stain and his infrared scan - he gave me the good news that I didn't have a roof leak (it's a plumbing issue, which unfortunately Steve doesn't handle).  Since I have a nearly 20 year old roof, I asked Steve for a quote on replacing it.  Based on the infrared scan inside and his examination of the roof outside, he told me that my roof is fine and doesn't need to be replaced yet.  It was important to him to give me an honest answer, even though he didn't make a dime from doing so.  There is nothing more valuable than a man with integrity - and Steve has it.

Are You Blaming Condensation Problems On Your Roof?

 

"Condensation is water that collects as droplets on a cold surface when humid air is in contact with it. The conversion of a vapor or gas to a liquid."
 
Your home has many components that work together in order to create the perfect atmosphere for your comfort and too much humidity is not part of this perfection.
 
Weather proofing, sealing your windows and doors, all work together to build homeostasis within your home. The roof, exhaust and intake vents, heating and air conditioning units, air flow, insulation; all should be expelling moisture and fumes out of your attic. 
 
When you perform your home inspection this winter, you may find that you have significant ice build-up on your roof edges. You can assume that your attic also has condensation problems. 
 
Warm, moist air, which leaks into the attic from the living area below, can raise the relative humidity in the attic to a level that promotes mold growth. Elevated humidity in the attic encourages mold and increases the moisture content in the wood framing to a level that triggers fungal growth and rotting. If the warm, moist air in the attic comes in contact with attic surfaces, which have been cooled to the dew point temperature by colder outside temperatures, condensation will form. This condensation damages the surfaces on which it forms and on the surfaces onto which it drips. If the warm, moist air in the attic comes in contact with attic surfaces which are at or below the freezing temperature of 32 degrees Fahrenheit (32° F), frost will form. When the temperature of the attic surfaces rises above 32° F, the frost will melt, and now you have water damage issues.
 
Your condensation problems are most often blamed on the roof, when in fact, it may be the intake vents or fans not functioning properly, closed or blocked. Just because you have a fan in the bathroom and kitchen that makes a noise when you turn it on, don't assume that it is actually drawing air out of the house. The fact is, your kitchen and bathroom fans must be operating correctly. They must be drawing air out of the rooms where they are located. 
 
Your bathroom fans should be exhausting warm moist air out into the atmosphere and not allowing it to remain in your attic. Bathroom fans should remain on during showering, and for at least 15 minutes afterwards. Also, clothes dryers have built-in exhaust fans that are designed to vent the hot moist air extracted from clothing. Dryers should always be vented to the outdoors, even in the coldest weather. Your attic needs to have a balanced ventilation system consisting of an intake and an exhaust. This allows the attic to breathe properly, circulating the air and expelling the moisture.
 

When inspecting your home, review the ventilation systems. 
 

Roof soffit vents can be obstructed if they are covered with attic insulation. Rafter baffles are commonly used to hold back the insulation from the edge of the roof eave to maintain an unobstructed airway for the soffit vent. The soffits work as the intake and roof vents or ridge vents work as the exhaust.  To help with ventilation you should clear away any insulation at the soffit intake vents to allow the attic to breathe properly. It is recommended that you replace your static vent with a shutter vent. Repair or replace any damaged roof shingles once any vent has been removed. Cut wood sheathing underneath so that there is a total 3 inch open air space to prevent further condensation buildup. Seal underneath roof shingles with polyurethane, flash and reseal once again.
 
These are some of the recommended repairs to help stop your condensation problem, therefore preventing issues like ice dams and mold that may arise during the colder winter months.

Hi, this is Steve from roofer 911 we specialize in ice dam removal in Fairfax County Virginia.  Now when you look at his main picture you'll see this red dotted line and that's just so you can see where the ice dam has formed.  Ice dam can cause a tremendous amount of water damage inside a home so thank goodness this was not a finished area.  

 
When you look at his second picture over here there's about 6 inches of ice and it starts from the gutter line and it goes all the way up to where the roof and wall meet now when the ice starts to melt during the warmer temperatures the water actually backs up underneath the roof shingles and it goes inside the house.  
 
Now when you look at this infrared photo, this was taken right in this approximate area here and wherever you see the blue and purple and the discoloration of red that's all wet insulation and drywall.  So once all the roofing is done all the wet insulation drywall will need to be removed and replaced with new because if it's not they could develop mold.
 
So back to the ice dam, what we need to do is remove all this ice and snow from this entire lower roof and get all this ice and snow up here from the roof.  Once that's done, we will install ice and water shield but the difference is, were going to install it behind the gutter which is very, very important than when we install the gutter back into place the ice and water shield is going to seal the spikes from behind and it's also sealing the open breathing space that allows for expansion and contraction.  Without the ice and water shield covering your space the water is dropping down inside the wall and it can cause major damage inside the house.  So once the ice and water shield is installed, we will install all new roof shingles and everything will be nothing but 100% watertight even if we have 4 feet of snow.
