• Curling Shingles - Curled shingles can be a sign that shingles are old and need to be replaced. I'm at a home in Arlington, Virginia and the customer I'm meeting with lives in this home here. The next door neighbor just had a new roof installed and if you look very carefully, you can see where the two homes join together, they ran cap shingles right up the middle. That's a problem. Not only is going to cause a leak for the new roof, but it's also going to cause a leak for the home on the left side.

The reason why is when they fasten the cap shingles into place, they nailed the singles with roofing nails. The water will get underneath those cap shingles, and water will leak right through the sides of the nail, and the leak can settle anywhere, even inside the exterior wall. This is not the way to go about doing the job. What they should have done is tied the new roof into the next door neighbor's roof, so this way, you don't see that patch going up the middle.

Here, I'll show you exactly what I mean. The next door neighbor here had a new roof installed, and you can see how they tied their roof into the neighbor's, so there's no nails exposed and it will not cause leakage for either one of these homes.

Hi, this is Steve from Roofer 911.

I'm on a roof in Burke, Virginia. The home owner has a leak where the roof and the wall meet. It's right in this area here. I noticed some of the nails are popping up, because they never fastened the flashing into the rafters underneath and they never sealed underneath the flashing.

 

What we'll do is remove all these nails. We're going to seal underneath with polyurethane. Then we'll fasten the flashing back into place and make sure, like is said, to hit the rafters underneath. After we're done with the repairs, the leak, will still come back, but only this time with a heavy, driving rain. It's right here.

 

You see this open space here where the J-tile meets up against the fascia. If there's a driving rain blowing towards the wall, the water will get inside that gap, and then the water travels behind the siding. It will settle where the roof and the wall meet.

 

This is a simple fix. What we'll do is we're just going to seal that area with polyurethane on both sides of the gable. Once we do that, no matter what the weather type, driving rain, melting snow, this leak will not come back again.

Hi this is Steve, I'm Roofer 911.

I'm at a home in Vienna, Virginia and the home owner has a problem with their gutters. I don't know if you are going to see this, right over in here the gutters have taken a little bit of a dip.

When there is a really heavy rain the water's overflowing over the front of the gutter. Not only does the water overflow over the front, it's also going over the back. Water can settle right over here inside and sometimes that water can travel back into the house sometimes even 10 feet.

What we need to do is lift the gutter up ever-so-slightly here, so this way the water flows to the drain. We also noticed this problem in the winter time with large icicles built up in that area. Once we have re-pitched this gutter the water will flow to the drain, and this customer will not have any more problems.

Hi this is Steve from Roofer 911.

I'm on a roof in McLean, Virginia. This roof has multiple sources that's causing leaks inside the home. Now, the first thing I noticed is all the leaves that are built up in the valley so it's causing a dam, so the water is not flowing down the drain like it should be right in this area here.

The water's backing up and then the water's going underneath the shingles and seeping through the sides of the nails, and the water's just travelling along the valley underneath.

Now, with all these capped shingles holding the ridge in place, you can see how they have all nails exposed which is normal. The problem is when there's a heavy rain or melting snow. The water can get underneath these capped shingles, seep right through the sides of the nails and inside the home, and the water can settle anywhere down below.

Now, also, where the roof and the wall meet, there's aluminum step flashing that's underneath the black counter flashing and underneath the shingles. I noticed some of the nails were exposed in the flashing. There should be no nails exposed in the flashing at all.

Same thing over here along the wall and also along the chimney, so what I really recommend is to strip this entire roof, we're going to seal the wood with the ice and water shield. Then we'll put all the new shingles and the ice and water shield will seal all the nails that are holding these shingles into place.

Also, the valley, we're going to install ice and water shield along the entire length of the valley. Then we'll re-shingle this area. The valley will not be open like this. It will be a single-cut closed type valley.

Also, the leaves over here is causing a dam, too, and it will cause the water to back up there. Now another thing, very important, is here you can see the ridge vent is on the verge of coming off. The nails are popping out, and also a lot of these nails are not even sealed.

We're going to take off this ridge vent, and then we're going to seal the deck underneath here right along the entire length of the ridge on both sides with polyurethane. Then the new ridge vent is going to be pressed into the sealant and then we'll fasten it into the rafters underneath, and then re-seal all the fasteners.

Now, the leaks are over in here, and this top roof is also attributing to the leak. You can see the valley. The shingles are all chewed up. That's another thing that's causing the leaks down below. Also, here, you can see the ridge vent is on the verge of coming off, right there.

We're going to do the same thing with that ridge vent as we did the other. I really recommend to strip this roof, too, because that water's just travelling down inside the exterior wall and settling on the lower roof. With this leak, we got to target it from every possible angle.

Let's check this gutter. Yeah, the gutter here is all clogged and that will cause a leak, too. When the water fills up in the gutter, and it reaches the level of these spikes, the water can seep right through the sides of the spikes. Through the socket and down inside the wall and settle on the lower roof.

Again, like I said, we got to target this leak from every possible angle, because if we don't, we will most certainly be back again. Also, the flashing around a chimney, we got to take care of that as well.

Also, here, we got to put aluminum drip edge here. You can see there's a large gaping space right here. It's about an inch open. We're going to take these shingles up. We're going to install aluminum drip edge right along the eve, that will block any water from getting underneath from a wind driven rain.

Hi. This is Steve from Roofer 911.

I'm on a roof in Oakton, Virginia, and the homeowner has a leak inside their home from the skylight and I noticed people had been doing a lot of repairs. It looked like at one time they had a tarp on the roof and you can see all these staples going through the roof, but also, the metal flashing here is all pulled up so the water can very easily get underneath from a heavy downpour and leak right through the nail holes.

Now, also, on the sides and also the backside are the contractor who initially did the installation, he put nails into the step flashing and you can see right there there is a nail exposed. That nail should not be there. This nail should be holding this flashing underneath this one. So this piece of flashing would be overlapping the nail and if they would've done that, they wouldn't be having a leak.

Now, also on the backside, there's nails fastened into the flashing right up against the side, so what we need to do is remove all the roofing material completely around the skylight. Any flashing that's damaged is going to be either repaired or replaced with new. Then, we'll install an ice and water shield completely around the skylight and then we'll re-shingle it.

Also, the perimeter here, the outside perimeter where the glass and the metal frame meet, we're going to seal this with polyurethane because these skylights are known to develop hairline fractures so eventually it would develop a leak.

Now, even after we're done doing the roof repair around the skylight, there's still a very good chance the leak will come back and the reason why is because of the ridge vent up there. So, we need to remove about maybe 4 feet of ridge vent and then we're going to apply ice and water shield to the deck at both sides of the ridge and then we'll reinstall the ridge vent.

Really, this roof needs to be replaced very soon. Also, they had another leak over here right in the corner, right at the bottom of the ridge and in the beginning I thought it was possibly from the gutter overflowing, but it's not. I'll show you exactly what's going on here. Right there. You can see there's a hole right here so the water's seeping right through the hole and inside the home.

Hi, this is Steven from Roofer 911.

I'm on a roof in Bristow, Virginia, and I noticed a few different things that is causing the roof to leak.

One thing is the metal flashing here is all exposed. These shingles here should be overlapping the flashing, so what happens is during a heavy downpour or melting snow, the water can get underneath the flashing and then leak inside the home.

Also, at one time, they probably had a problem with shingles blowing off on the back side because if the air from the fan was getting underneath the shingles and they were causing it to flop, so what somebody did was they put nails through the shingle, and then they sealed over the nail with silicone, and then he also sealed the keys.

Also here, there's a screw going through the shingle and into the flashing.This is definitely leaking, but the home-owner probably doesn't even know it. Even though he sealed it here and he sealed the nail here, during a heavy rain or, again, with the melting snow, the water's going to go up underneath the shingle and then seep right through the screw and the nail and then into the house.

We're going to remove all of the roofing completely around the fan. We'll install ice and water shield for the flashing and then re-shingle it. Now, also, the ridge vent, it's not sealed well at all. In fact, the contractor used cement on all these nail heads. What we'll do is we're just going to seal the nails with polyurethane and then they won't have a problem. In fact, all the ridge vents are exactly the same.

Now, also, the homeowner here is selling the home, and the day that they had a home inspector here, it was raining very heavy and they said that he noticed water that was dripping behind the gutter.

Here, you can see the shingles are not overlapped into the gutter sufficiently, so what happened is the water comes down the roof, and then it curls underneath the shingles and then behind the gutter, but also that water can leak behind the faschia and inside the home, and where they're going to have a leak is on the lower roof where the roof meets up against the wall.

We're just going to extend the shingles further in to the gutter. Now, another thing I noticed is, and this is very strange, they have a nail going through the roof, and there's absolutely no reason for this. It's a ten penny nail right here, so that will definitely cause a leak, and that water can settle anywhere below.

Hi, this is Steve, I'm Roofer 911.

I'm on a roof in Clifton, Virginia, that has a leak found near the bottom of the corner post. The first thing I noticed when I came up on the roof is all the leaves and dirt caked up in the valley. All this debris is causing the water to dam up, so when there's a heavy downpour the water cannot flow down the valley, so it backs up underneath the shingles. Then the water will travel underneath the roof, and settle at the lowest point, and that's right at the corner.

What we'll do is remove all this debris, remove all the roofing material at both sides of the valley. We'll install ice and water shield from the bottom all the way up to the top, and then we'll reshingle the valley, and install a single-cut, closed-type valley, and make sure that we nail at least 10 inches away from the valley center line.

Another thing is this old storm window will also cause this roof to leak, as well, but only during a wind driven rain. The water can get right inside here, and the water will travel right through the sides of the screws that's holding the window in place. The water will go behind the siding, and again, it will settle at the lowest point. This is really simple to fix. We're going to seal the outside perimeter with polyurethane.

Another thing is where the roof and the wall meet, there's nails exposed in the step flashing, so we need to remove all the roofing material where the roof and the wall meet. Repair, replace any flashing, and then reshingle it. Same thing over here. There's nails in the step flashing there.

Another thing is this upper gutter is directly above where the leak is down below. The gutter here is sagging in the middle. When there's a heavy downpour, or a melting snow, that water cannot go uphill quick enough to where the drain is, so the water not only overflows over the front, but it goes over the back. Then it goes behind the wall, and it will settle, again, at the lowest point. This gutter needs to be repitched.

Another thing is this vent, this 750 vent. The contractor who installed it, he put a wire mesh around it. They probably had problems with squirrels or raccoons in the past, so they put this screening. He also nailed it to the roof. We need to remove all the roofing around this vent. We're going to replace it with a new one, and then we'll install an ice and water shield around it, and then reshingle it.

Another thing is right up here. I don't know if you can see it. It's right up there at the top, right there, you see that split shingle, see right there. What'll happen is if there's a heavy downpour the water can get in through that cracked shingle. Water will travel down behind the siding, and then underneath the roof, and then again, it could settle at the lowest point.

With this leak there's so many sources, and we need to fix each and every one, because if we don't we'll be back.

Here's another thing. With the vinyl siding it's not overlapped enough. This one is only overlapping this one by about a quarter of an inch, and there's a few others up above that have the same problem. What we'll do is pull back the vinyl siding, insert polyurethane inside, and then press it right into the sealant.

Again, here's where the leak is, and also here's a damaged shingle here. It's not really that bad, but it needs to be replaced. Also, here there's a nail pop, and then also there's a nail pop there, and that's directly above where they had the leak inside. Any damaged shingles, nail pops, they're going to be removed and replaced.

Another thing, very important, Architectural shingles are very good, but they're only as good as the contractor who installs them. What I mean by that is the roofers used roofing nail guns. With a nail gun, if it's put in the wrong hands it can cause a problem. This nail is popping up, because the air pressure was not set correctly, it was too low.

Another thing is here where the shingles join together. We need to lift all the shingles above this valley to see if there's any nails exposed at the keys, and if there is we're going to seal the nail flasher, and reseal it again.

Here's another thing that can cause the leak. You've got all these exposed nails at the cap. We're going to take off these cap shingles and replace them with new. With this leak, like I said, there's multiple sources, and we need to fix each and every one of them.

Hi. This is Steve from Roofer911.

I'm on a roof in Woodbridge, Virginia. The homeowner has a leak just behind the dormer, right next to the water diverter. Now, the first thing I wanted to check was the ridge vent, to make sure everything was fine. It was. There was no problems.

Also, I wanted to check the keys at the architectural roof shingles to make sure that there were no nails exposed here, because if there was the water can seep right through the side the nail, travel underneath the shingle and it would find an opening at this dormer as well.


As you look at the water diverter, you can see this is not good. The water diverter's coming up. The nails are coming up. The water's traveling right through the side of the nail holes and inside the home. They don't have a leak in this area here but they will. In fact, they do.

The reason why they don't know it is because the insulation inside the attic directly below is absorbing the water. Now, once the insulation becomes saturated and it cannot hold any more water then the water will let loose. Then, you'll see the damage on the drywall below.

What we're going to do is take off this water diverter. We're going to replace the damaged shingles. Then, we'll re install a new diverter. This time we're not going to nail it to the face of the shingles.

We're going to seal the flashing with ice and water shield. Then, we're going to re shingle along the diverter and it's going to overlap the flashing. Then, we're going to give the shingles a nice cut fit right along the metal flashing so there will be no nails exposed in the flashing at all.

Hi this is Steve, from Roofer 911.

I'm on a roof in Ashburn, Virginia that has missing roof shingles. The first thing we need to do when repairing this roof is replace the missing shingles.

Once the shingles are replaced the next thing we need to do is refasten all these surrounding loose ones, because what will happen is after the repairs are done and these loose shingles are not taken care of the next strong wind we have, these loose shingles are going to come off next.

Once all these shingles are refastened, then we're going to reseal them with polyurethane, and this will be a permanent fix.

Also the homeowner had somebody go up on the roof, he was knocking on the door saying that a lot of people in the neighborhood had hail damage, but they have no hail damage whatsoever. This roof is excellent.

You have to be careful of people knocking on doors because many times these contractors are from out of state, and they're storm seekers. If they ended up doing a new roof for you and you have problems, you're going to have a very hard time getting in touch with them, and very likely you will not be able to.

Here's another section here that has missing shingles, so we're going to replace them and refasten all these surrounding shingles as well. Hi, this is Steve from Roofer 911.

I'm on a roof in Ashburn Virginia, and the homeowner has a leak where the lower roof meets up against the wall directly below that downspout. Now, one thing I tell my customers all the time, wherever you see the water stain inside your home, it doesn't mean that the leak is originating from directly above on a roof.

She got other estimates from other contractors and they were saying all you have to do is just seal where the roof meets up against the J channel with caulk and that will resolve the problem.

Little did they understand that, that leak could be starting from all the way up above and then the water is travelling underneath the shingles. Wherever the water finds an opening, that's where it will settle, and usually the water settles at the lowest point, and that's where the shingle roof and the metal roof meet.

The only way to resolve this problem is to remove all the roof material where the roof and the wall meet, repair or replace any damaged step flashing, and then re-shingle this area.

The ridge vent here has nothing to do with the leak, the ridge vent is fine. Once these procedures are done, this leak is over and done with.

Hey, this is Steve from Roofer911.

I'm at a home in Vienna, Virginia and the customer needs an estimate for an attic fan because it gets very hot on the top level of a split-level home. I want to show you something. Where you see all these orange, that's missing insulation around all these high hats and in fact it's all over, upstairs. Every high hat has missing insulation.

What happened was when the contractors originally installed the high hats, he removed all the insulation in the area of the light, did his electrical connections. Once he was done, he never put the insulation back.

Even if I was to install a roof attic fan, it will still get hot inside this home. Because all the heat from inside the attic is dropping down inside living space. With problems like these, the insulation needs to be built up and then we install an attic fan and they'll notice a major change.

Hi, this is Steve from Roofer 911.

I'm on top of a roof in Herndon, Virginia, and the homeowner has a few different problems and a couple different leaks. Now, the first thing I noticed is right over here. The roof shingles are starting to lift up, and there's a couple areas. There's another one right over here.

The reason why is because the plywood underneath was never attached to the rafters. What we need to do is remove all the roof material and the area of the problems, and then we're going to attach the plywood to the rafters with 10d common nails. Then we're going to re-shingle this area.

Now, also another thing is the bottom of the valley, I noticed the plywood here is sagging ever so slightly. It's not because of the valley, but instead because of this stack pipe. You can see the flashing is coming up, and also the way the roofer did the installation around the stack pipe was done wrong. He put nails into the flashing too close to the pipe, and so that's causing the leak down below.

Another thing which will cause a leak, directly below this pipe is hairline fractures to the aluminum flange and also the vertical seam here. We're going to seal that with polyurethane. Now with the roofing, we're going to remove all the roofing material completely around the stack pipe, install ice and water shield to the deck underneath, and then we'll re-shingle this area.

Here, they got a problem here. This is very likely leaking. There's a sagging area right here. It's very poor construction. I would really recommend to rebuild this area. The roof would have to be re-pitched a little bit and then install ice and water shield and re-shingle it.

Now also, this skylight is leaking as well, and I can see that the contractors just put a problem on top of a problem. What I mean is they just put cement on top of the roof shingles up against the skylight, and all you're doing is masking the problem.

The only way to prevent this skylight from leaking in the future is we've got to get down to the source of the problem, and that means remove all the roofing material completely around the skylight. Any flashing that's damaged, it's going to be repaired or replaced with new.

Once the flashing is done, then we're going to install ice and water shield, which will be fully adhered to the deck completely around the skylight, and then we'll re-shingle this area.

I'm on a roof in Alexandria, Virginia, and the homeowner has two different leaks: One on the lower roof, right in this area here, and the first thing I noticed is this nail punch and you can see there's a nail starting to pop right through the shingle, here, and there's another one here, and then another one over there ... They're just scattered, there's probably about eight of them all together.

The roof shingles at the valley were installed correctly, so that's no problem, but what we need to do, is remove and replace these damaged nail popped shingles and then this leak will be stopped.

Another thing I want to mention, which will cause a leak if it's not taken care of. You see all the leaves have built up in the valley and that will cause water to dam up. The water can go right underneath the single-cut valley and leak inside the home; so I would highly recommend to keep these valleys clean. Very important!

Now, the other leak is on this other roof, and I'll show you exactly what's going on. First off, the roof has a very low pitch. Okay. All right, here's the ridge vent. The leak that they have is directly below this ridge, right along the entire length, so the only time this will leak it's got to be a very heavy downpour, and I mean heavy. Or a heavy melting snow.

What's happening is, underneath this ridge vent, the plywood is cut open about an inch and a half on both sides so, with that water getting underneath, it's dropping straight down inside the open breather; so, what we need to do is take this ridge vent off ... Then we're going to seal the deck underneath with polyurethane, on both sides of the ridge, and then we're going to press and fasten a new ridge vent into the sealant, and make sure that we attach it to the rafters underneath, and then we'll reseal all the fasteners.

Everything else is good.

I'm on a roof in Springfield, Virginia, and the homeowner has a leak inside their garage from the ridge vent. The type of ridge vent system they have is ShingleVent II, and it's a very good system, but it's only as good as the contractor who installs it. I'll show you exactly what I mean.

When there's a heavy downpour or a wind-driven rain, the water's getting underneath these cap shingles and also through the open breather. It's finding an opening through the side of the nail that's holding the shingle in the ridge vent in place.

What the contractor should have done is before the ridge vent system is installed, they have to cut the plywood underneath, about 1 1/2 inches on each side of the ridge. Once that's done, then he should have installed ice and water shield, from say here and all the way up to underneath to where that plywood was cut.

Then you install the ridge vent, and the ice and water shield is going to seal all the nails that's holding the ridge vent and the cap shingles into place. If he would have done that, this homeowner would not be having a leak now.

What I would recommend is to take off this entire length of ridge vent which is 30 feet, install the ice and water shield, and then reinstall the ridge vent.

Hi, this is Steve from Roofer 911.

I'm on a roof in Fairfax, Virginia and the homeowner has a leak in the valley, right in this area here. She's had this leak now for about ten years and every time the contractors come back they're always working on the valley.

Now, the last roofer who worked in this area, he did an absolutely perfect job with the valley.  He installed ice and water shield from top to bottom. Also when he fastened the shingles into place he nailed at least nine inches away from the valley center line so that's perfect.

Now, one thing I noticed is somebody put cement around this pipe flange so it's very tight so I cannot lift up the shingles to check the overall installation. What I would recommend is remove all the roofing material completely around the pipe flange. We're going to install ice and water shield to the metal and also to the wood deck underneath and then we'll re-shingle it.

Another thing is it's possible they can also have defective plumbing inside the attic even though I don't think that's the case because this leak only occurs when there's a wind driven rain, not with a heavy downpour.

As a precautionary measure, what we'll do is, we're going to put a PVC elbow on top of this and that will block any water from getting inside the pipe just in case there's defective plumbing inside the attic but at the same time it will allow the pipe to breath.

Here's another thing.  Here's the valley and here's where the leak is here.  One thing I noticed is they've got a shingle vent too, a ridge vent, which is very good and it prevents condensation build-up and mold inside the home and it also helps to release some of the warm moist air trapped in the attic.

With a ridge vent the plywood is cut three inches, excuse me, one and a half inches on both sides. If there's a driving rain blowing towards the ridge vent and if it's not waterproofed underneath properly, the ridge vents will cause a leak. If the water gets underneath the ridge vent high enough to where the plywood was cut here, the water will drop straight down inside the attic and you'll see water damage inside the home directly below. That's not happening.

What's happening is the water's getting underneath the ridge vent and it's finding the nails that are holding the shingles into place and then the water's seeping through the sides of the nails. The water's traveling underneath the roof and wherever the water finds an opening like a valley, that's where the water will settle inside the home.

With this leak, we have to work on the ridge vents directly above the valley. It's about fifteen feet on this side and also about fifteen feet on this side because that leak could be coming from anywhere. The leak could be starting from over here traveling down the roof. The leak could be starting anywhere above here and the water's traveling underneath the roof.

That's it. Once we repair the ridge vent and install ice and water shield underneath, and then reinstall the ridge vent, they won't have this leak anymore.

Another thing I noticed is the flashing around the attic vent is coming up. What we'll do is we're just going to lift up the flashing, insert flashing cement underneath, and then fasten the flashing into place and make sure we hit the rafters underneath.

Overall the roof is still very good. There's a little bit of algae but it can very easily be cleaned. They've got at least another ten more years life on this roof.

I'm on a roof in Vienna, Virginia and this home definitely needs a new roof. You can see the shingles are completely deteriorated, there's a lot of shingles that are missing so a lot of water is getting inside the attic space and then also it's dropping down inside the exterior wall.

Also when they did the valley here they put nails that are too close so the wood is getting underneath the valley and seeping through the sides of the nails, also there's a lot of debris at the bottom of the valley and that's serving as a dam so not all that water's going down.

The water hits the leaves here and it backs up underneath the shingles and then it leaks inside the home. Also the rubber collar around this pipe has a hole in it right here but also the collar has collapsed. The way they did the roofing around the pipe was done wrong.

There's just too many things that I'm seeing that makes me feel we definitely have to install a new roof. Also they never installed aluminum drip edge along the eaves and there's a large gaping space here so with a driving rain the water will get in here, travel through the soffit and then down inside the wall and leak and settle on the lower roof. All this section here needs to be done over, lets see what we've got on the upper roof.

There's a lot of algae and moss, it could be cleaned but I wouldn't recommend it, this roof is just so old. The way they did the roofing next to the chimney housing is wrong, they put nails into the flashing and also you've got a nail pop here so the chimney is leaking as well.

Also I noticed there's no ridge vents going across the top of the roof. Something strange going on over here with this ridge, let me see. That's strange, they've got a wooden board here, that's really weird, I don't know why they put that there, I guess to serve as a gummy ridge vent but it's serving no purpose whatsoever.

I would really recommend this roof to be replaced, very much so. Also there's a problem here, the shingles are lifting up, the gutter is dented so the water's overflowing over the back of the gutter and inside the home. I'm going to write up an estimate for a new roof.

I'm on a roof in Gainesville, Virginia where the homeowner needs roof repair because of a leak. The first thing I noticed is the homeowner performed a temporary repair by putting a tarp down and then screwing into the wood completely around this patch.

Now, the screws will make this situation even worse because the water will get underneath the wood, seep through the sides of the screws and inside the house. The plywood is rotten underneath. This area here where they have the leak, that's not the source of the problem.

Even after we replace all the damaged shingles and replace all the damaged plywood, the leak will come back again if we don't perform a certain repair. Right above this wood, there's a nail pop, so that's one source of the problem.

Also above, there's another nail pop here so the water's seeping in through the sides of the nails, traveling underneath the shingles and wherever the water finds an opening, that's where it will settle.

Also, I checked the flashing up against the wall. Everything is fine, the bricks are fine, the gutter here is pitched beautifully. The roof above is fine. So these nail pops are the source of the problem. We need to replace all the damaged shingles, also the plywood and once we're done, this leak will not come back again.

I'm on a roof in Springfield, Virginia, and it had a few different leaks, and I'd like to show you exactly what's going on with this home.

There's a leak all the way down at the corner, and when I lifted up the shingles along the valley, I noticed some of the nails were fastened too close to the valley center line. What we need to do is remove all the roof material, starting from the bottom, all the way up to the top of the ridge, and we're going to install ice and water shield, which will be fully adhered to the deck, and then we're going to reshingle this area.

Also, when I did an infrared scan inside the home, I noticed a little bit of moisture down here, and so that's coming from the ridge vent. The reason why is because it was never waterproofed underneath.

What we need to do is remove this ridge vent, which is approximately twenty linear feet, and then once it's removed, any shingles that were damaged in the process, they're going to be repaired or replaced, and then, very important, we're going to install polyurethane to the deck on both sides of the ridge. Then the ridge vent is going to be pressed into the ceiling, and make sure that we attach it to the rafters underneath, and then we'll reseal all the fasteners.

Also, we're going to check this gutter to make sure there's no debris in there that's clogging the downspout, because that can also cause a leak, but from what I see, everything looks good.

Like I said, the leak is all the way down at the lowest point, so we need to repair everything that's directly above, and here, you can see there's another valley that leads all the way down to the bottom, so what we're going to do to the other valley, we're going to do exactly the same here.

Also, there's a ridge vent directly above this area, too, so we got to remove it, and then we're going to waterproof underneath. With this leak, you have to target it from every possible angle, because if you don't, the leak will come back.

Also, there's two shingles over there that are missing. That's not causing the leakage inside, but eventually it will, so we're going to replace those shingles with new, but as I was walking around, I noticed a couple other things.

Here, the flashing is done incorrectly around the stack pipe, so the water's getting underneath, and eventually it will leak inside the home.

Also, where the flange meets up against a pipe, many times you develop fractures, and it can cause a leak inside the home, so somebody sealed this with calk, and it's not going to leak from the flange, but it will leak from the stack pipe here from the seam. If there's a driving rain, the water can get inside the seam here, channel it's way inside, and then bypass the calk here, and then leak inside the home.

Now when I was coming up, I thought I saw some nails in the flashing over here as well. Let me check this. Yeah. No, I thought I saw some nails, but overall it's okay. We're going to seal the leading edge of the counter flashing with polyurethane. The brickwork is okay. That's not a problem. Everything here is good.

I'm on roof in McLean, Virginia and the homeowner has a leak inside their home, and it's directly below this area here. You can see there's no vents, pipes, or nothing directly above that can be causing a leak.

The flashing over here is coming up, but that's not causing the leak that's about 8 feet over. I want to show you exactly what's going on.

Here for example when I lift up the shingles at the joint you can see there's a nail exposed at the key. What happens is when it rains heavy or if there's a melting snow the water can get underneath the key and then the water seeps right through the sides of the nail and into the house.

In order for us to stop this leak we have to lift up every single from the where the water's seeping inside the house, which is about here, all the way up to the top of the ridge. Any areas where there's nails exposed at the key we need to seal the nail with polyurethane and then we're going to press aluminum step flashing into the ceiling. Then we're going to reseal the shingle and that will stop the leak.

I'm on top of a roof in Herndon, Virginia and this homeowner's getting prices for a new roof. When I went up on the roof I noticed this roof overall is in still very good condition. It has about 8 to 10 more years life to it.

There's only a few things that needs to be taken care of like this pipe collar over here it's deteriorated, so instead of just sealing it we're going to remove and replace it. Then also there's another pipe collar here this one is all deteriorated as well, so we're going to replace this one as well.

Now the most important thing is there's no ventilation on this roof. They have an attic fan, which is very good for the summertime, but in the wintertime they don't have a ridge vent and that's very important to prevent condensation build up and mold.

What I recommended to the homeowner is to install ridge vent along all the ridges and replace the pipe columns and every thing will be fine. The plywood underneath this roof is excellent.

There's a little bit of algae on the roof, but that can very easily be cleaned. This older roof will look likes it's brand new. Like I said, this roof is only 10 years old and it most certainly does not need to be replaced.

I'm on top of a roof in Springfield, Virginia and they have a roof leak that's directly below on a cathedral ceiling. When I spoke to the homeowner, he said that he thought that he had a hole in the ridge vent that was causing the leak, but it wasn't. The leak was right in this area here.

You can see there's no holes. Instead, all these nails are starting to come loose and they're all not sealed. This ridge vent is also on the verge of blowing off. The problem is, when the contractors originally installed the ridge vent, they never sealed underneath. Also, they never attached the ridge vent to the rafters.

What I would really recommend, there's 30 feet of ridge vent on top of this home. I would recommend to remove them all. Once the ridge vents are removed, any shingles that are damaged are going to be either repaired or replaced.

Then, very important, we're going to seal underneath the ridge vent with polyurethane on both sides along the entire length of the ridge and then the new ridge vent is going to be pressed into the sealant and then we're going to attach it to the rafters. Also, all the fasteners are going to be re-sealed.

Another thing I noticed that they had - the home is going to be going on the market very soon, so if an inspector goes on this roof, he's going to say something right away. You can see this whole line or ridge was never installed correctly.

What we'll do is we're going to remove these shingles here and then we'll fasten new cap shingles into place and the cap shingles is going to go underneath the ridge vent all the way to about here, about 12 inches back. Also, they did the same thing on the other side.

Overall, the roof is still in good condition. It just needs some minor repairs.

I'm on a roof in McLean, Virginia and the homeowner has a leak right next to the vent pipe. When I looked at the roofing material, I can see that the installation was done incorrectly. They put nails into the flashing and also this shingle here should be overlapping the flashing. Also there's nails exposed in the flashing here as well.

If there's a heavy downpour, the water can get underneath here, seep through the sides of the nails, and inside the house. Also, if there's a melting snow or a heavy downpour, the water can back up underneath the shingle here, find the nail and then the water will drop into the home right here as well.

Another thing, very important, is that even after I'm done repairing this vent, the roof will still leak and it will leak during a heavy melting snow or a heavy downpour.

Now these are architectural shingles and they're very good, but they're only as good as the contractor who installs it. What I mean by that is that when this roof was installed, the roofer used roofing nail guns. Now with a nail gun, the contractor can fasten five to eight nails a second. It's very quick.

Now if he doesn't pay attention to where he's placing each and every nail, there will be nails exposed at the joints here. This shingle here is good, but this one is not so the water can get in through the key, find an opening through the side of the nail. Now the water is travelling underneath the roof and wherever there's a pipe directly below, that's where it will settle.

We need to lift every shingle above this vent, all the way up to the ridge. Any shingles that have nails exposed, we're going to lift up the shingles, seal the nail with polyurethane and then we're going to slide a piece of aluminum step flashing underneath the key and then we'll reseal this shingle. With the step flashing underneath the shingle, it will not be visible when looking at the shingles even from the roof or from the ground.

Hi, this is Steve from Roofer 911.

I'm on top of a roof in Alexandria, Virginia and they have a leak that's settled down at the lowest point. I wanted to do an infrared scan inside the garage, but there's no isolation. The minute I turn the camera on, I'm going to see nothing but cold air, so it's going to throw my scan off completely.

But, I noticed quite a few things that's wrong with this roof that's causing the leak.

First thing I noticed is when they did the roofing next to the flat roof, they nailed the first course too low and you can see here, there's even a nail that's pulling out, so when a heavy rain or a melting snow falls, the water can get underneath this first course of shingles. Wherever the water finds a nail, that's where it will it down and the water will continue to travel and settle at the lowest point.

What we're going to do is take off this flat roof material, we're going to install an EPDM and we're going to bring it up high about maybe 2 feet up. Then when we nail the shingles into place, we're going to nail a little bit high as well. Now another thing is the ridge bent directly above this valley is installed incorrectly. They never nailed into the rafters. You can see it's on the verge of coming off. Again, when a heavy rain or melting snow, that water can get underneath the ridge vent.

Many times the water will drop straight down through the open breather, but also when the water reaches the level the shingles where they're cut, the water can curl over the shingles, travel down underneath the shingles and then settle again at the valley.

Now, also this skylight was done wrong too. When they fastened the shingles into place, to the sides and also the backside the skylight, they put nails into the flashing's, so this will leak with a heavy rain.

Now, also you have patchings of ridge that leads down to the flat and that can also cause the leak down at the bottom and I'll show you why. Okay, let me see, is there a hole. I lifted the shingle up and I noticed there's a nail. Yeah, there it is right there. They put nails right through the cap shingles, right at the seam here, so the water can get underneath here and seep right through the nail and then just leak down at the lowest point.

This course of shingles here should have overlapped the ridge. Then you can nail ... well, I wouldn't nail it. To be perfectly honest with you, instead of nailing this, I would cement underneath it and press it right into the ceiling.

The valley here, I checked the valley. This was done perfectly. There's no problem there, but also being that there's a problem with the other ridge vent, we're going to take this one off too and we're going to seal underneath it with polyurethane. Then when we fasten it into place, we need to make sure that we hit the rafters underneath. Then we're going to reseal all the fasteners.

That's it. What a shame, this homeowner is selling the house. Today's the first day it went on the market and they developed a leak.

I'm at a home in Ashburn, Virginia. They have a leak that's coming from the ridge vent and I want to show you something. You see the dark blue? That's where the water is settling inside the exterior wall.

Also, there's some moisture here right next to the vent. A lot of this water is travelling right across the top of the raft to all these dark blue that's all moisture. Here you can see it's just travelling right across the top of that raft and here it's all wet. It's all wet right there where you see the dark blue.

The source and the problem is the ridge vent. The water is travelling about 25 feet and it's settling down inside the wall. Now, eventually the water is going to settle down inside the basement. Right in-between the two windows, you can see the water is dropping down. Let me see if I see it there. Yeah, there's a little bit of moisture down at the floor at the baseboard.

Hi, this is Steve from Roofer 911.

I'm on top of a roof in Herndon, Virginia, and originally they called because they had a leak down in the kitchen area. The leak was caused because of this gutter, the downspout was clogged with debris.

Also, I noticed problems on the upper roof. This also attributed to the leak down on the lower roof. When you look at the stack pipe you can see the flashing is exposed right here, so with a heavy rain, or a melting snow, the water can get underneath the flashing, travel down the roof, and then drop down inside the wall.

This shingle here should be overlapping the flashing. You should not be seeing the flashing exposed. Also, they must have had a problem with the shingles lifting up, so somebody nailed through the face of the shingles, and into the flashing underneath. That will also attribute to the stack pipe to leak.

What we need to do is remove all of the roofing material completely around the pipe. Install ice and water shield, which will fully adhered to the metal flashing, and to the decking underneath, then we'll reshingle this area.

The attic fan is also having an exact same problem as the stack pipe, and it's all wide open. The shingles here should be overlapping the flashing, and there should be an ice and water shield underneath. This will also cause a leak.

This pipe here, even though the shingles are all chewed up right there, possibly from a squirrel, this pipe is good. The way they did the shingling around it is very sloppy, but at least the shingles are overlapping the flashing, and there's no nails exposed in the flashing.

I would recommend to change this one too. Even though it's not leaking now, it will. Also, they're missing a shingle tab right here too, so this is going to leak in the future.

Also, this other stack pipe here, the metal flashing is all exposed on the sides, as well. We're going to do the the same procedure with this one as the fan, and the other stack pipe. Everything else is good.

The gutter on the lower roof, all the way down at the bottom here, that gutter is clogged with debris. The water is not draining, but instead the water is overflowing over the front, and the water's overflowing over the back. It's settling inside the exterior wall between the vinyl siding and the drywall, and once that insulation becomes saturated, and it cannot hold anymore, you could have a flood inside your home.

Hi, this is Steve from Roofer 911.

I'm on top of a roof in Lovettsville, Virginia and they have a few different leaks. I'd like to show you exactly what's going on with this home. The water stain inside the home is right there, right in the corner, right at the bottom of the valley.

There's a few different things that's causing the leak. One of them is where the roof meets up against the fascia, the contractors put nails into the stud flashing too close to the wall. This will leak during a heavy rain or a melting snow, so we need to remove all the roofing material from the bottom all the way up to the top. Any flashing that's damaged we're going to either repair or replace it with new. Then we'll re-shingle this area.

Now, as I said, the leak is here at the bottom of the valley. Here there's two nail pops, so we're going to replace these two single heads because those two nail pops can also attribute to the leak down below. The valley overall was installed correctly. There's no problems with the valley.

Also, the stack pipe is fine. That's not attributing to the leak, but if there was nails in the flashing around the stack pipe the water can go underneath the shingles, settle at the valley, and then again wherever it finds an opening that's where it will settle.

This chimney is also attributing to the leak down at the bottom, and I'll show you why. Right here you can see it's all wide open and the plywood is all exposed. This will leak with a heavy rain or a melting snow. We're going to remove all the roofing completely around the chimney, then we'll install ice and water shield around it and then re-shingle it. The old caulk, we're going to scrape that off and seal it with polyurethane.

The crown was good.

Now, there's a missing shingle there, so that's going to be replaced with a new one. Then also on the other side of this ridge there's a few shingles missing. There's one right there and then we've got a few of them over here. The way these shingles blew off, it was just the tab itself, so it's not going to cause a leak. Eventually the wind will get underneath these open areas and it will blow off any shingles above and to the side, so this needs to be repaired as soon as possible.

That back pipe collar there, that looks good. This one here is not good. We're going to remove and replace this one with a new one, and then again we'll install the ice and water shield around it and then re-shingle it.

Now, here they have a leak down at the corner. The first thing I looked at is this valley to make sure that it was installed correctly, and it was. The contractor who did this roof overall was very good. Then I thought maybe the flashing up against the wall was bad, but that was good, too.

This is the reason why it's leaking. Here's where the downspout is right there, and it's all clogged. Not only does the water overflow over the front, but it's also going over the back and inside the home.

Now, the started course is exposed. The shingle that went on top of the starter is missing. I don't know if it was installed like that or if it blew off, but let me show you something. Okay. Yeah. Where the two shingles join together, the water's getting inside here and then it's going inside behind the fascia and again down inside the wall. This shingle here is split so the water again, is going over the back and inside the house.

That's it! Overall the roof is still in good condition. It's hard to believe this roof is twenty-six years old. It only looks like it's about fourteen years old.

Also, here's another thing here. There's a nail pop here and also there's a hole in the roof there. A nail was pulled out.

I'm on top of a roof in Springfield, Virginia, and they have a few different leaks. I'd like to show you the first one. Here we have a turbine fan, and you can see that the metal flashing is all wide open. These shingles here should have overlapped the flashing, but instead what they did is they just sealed it with caulk.

With a heavy down pour or melting snow, the water can very easily get underneath the flashing and then leak inside the home.

Also, this flashing can cause a leak to settle all the way down to the exterior wall. Now, here they sealed the key with caulk, and this is another problem because this metal flashing goes up to about this point here. Once this caulk starts to peel away, the water is going to seep underneath the key and then go underneath the flashing and leak inside the home.

What we'll do is remove all the roofing material completely around the fan, and then we're going to re-shingle this area. There's also another turbine fan down here and that's done exactly the same way, so the procedure that we're doing on the other one, we're going to perform exactly that same way here.

Now, also there's a stack pipe. I noticed the installation of the shingles was done properly. There's no problem whatsoever, but still they're going to develop a leak in time. The reason why is the aluminum flange that goes around the pipe is known to develop hairline fractures. There's already one starting to develop here. During a heavy down pour the water can get inside this flange and then leak inside the home.

Now, also the vertical stem is known to develop fractures as well, so this is going to be sealed from top to bottom with polyurethane and the same with the flange. Once that's done, then they won't have to worry about any more leaks in the future.

Now, here's another leak all the way down at the bottom right next to the gutter line. The reason why is because the gutter was never attached to the rafters, and the gutter is sagging over here when the downspout is over there.

When it rains really heavy, not all the water that's trapped in the gutter here can go uphill quick enough to where the downspout is, so what happens is the water overflows over the back, and then it goes down inside the exterior wall. It can cause a flood all the way down into the basement.

Now, when I stepped over here, I felt the wood was all rotten right here. In fact, I thought I was going to go through. This section here is not caused by the gutter, but instead, because of the ridge vent. Now, overall the ridge vent was done perfectly. They attached it right to the rafters the way it should be, but here I could just take this ridge vent off very easily with my hand.

What we'll do is we're going to remove the ridge vent. Any shingles that are damaged in the process, we're going to replace with new. Then, we're going to apply polyurethane to the deck on both sides of the ridge. Then the ridge vent will be pressed right into the sealant. Then we'll attach it to the rafters.

Now, what's happening now is, like I said, that ridge vent is causing a leak here. It also caused the wood fascia here to rot as well. We're going to remove and replace the fascia with new.

Hi, this is Steve from Roofer 911.

I'm on a roof in Herndon, Virginia, and they have a leak right down here, right down at the corner. I noticed there's a quite a few different things that's causing this leak. Now, one of them is a satellite dish support plate. We need to remove this and then we're going to re-shingle this area.

Also, this gutter was clogged with debris. I cleaned it out a little bit, but I got to get it all out. Because the gutters, when they're clogged, they can cause water to overflow over the back and inside the home.

The biggest problem is here. All this flashing here up against the wall is wrong and you can see there's a nail exposed here and it's like this with every single shingle along the wall. What we need to do is remove all the roofing material where the roof and the wall meet, and then we're going to repair or replace any of this damaged flashing and we'll re-shingle this area.

I wanted to show you something. All right, the nail is right there. That nail should be not exposed. There should be no nails exposed in the flashing at all, but instead, this nail here should be holding this flashing underneath this one here, so this way, this piece would be overlapping the nail and the customer would not be having the leak.

Now, being that the leak is at the lowest point, I needed to check everything above, and that includes the siding. I wanted to make sure that all these panels are overlapped sufficiently enough, and sure enough it is so the vinyl siding is good.

I wanted to show you something else. Now, here, where the roof and the wall meet, they did the same thing. There's nails exposed in the step flashing, so we need to take up all the roofing here, repair or replace any damaged step flashing, and then re-shingle it.

Now, another thing is if there's a driving rain, I noticed two other things that could cause that leak in the corner, and that's possible hairline fractures to the inside corners, so what we would do here is we would go inside the home and then we would seal the fractures with polyurethane. Fractures can occur during normal expansion and contraction.

The other thing is the ridge vent up here is brought all the way to the eave. Now, that's a problem only if the contractor cut the open breather all the way to the end, and if he did, if there's a driving rain the water will get in through the side of the ridge vent, then the water will travel down the roof, in between the shingles and the felt. The water will settle down inside the exterior wall and then leak down here at the bottom of the valley.

Now also, this satellite dish, I see that the mounting plates were never sealed, so we're going to seal the bolt and seal around the mounting plates with polyurethane. Once we're done, we targeted this leak from every possible angle, and they will not have this leak again.

Hi, this is Steve from Roofer 911.

I'm on a roof in Falls Church, Virginia, and they have a leak next to the chimney, and I noticed a few different things that's causing the leak. One thing, it's improper installation of the counterflashing up against a brick. What they did is they just nailed it right up against the wall and then they just sealed the leading edge with roofing cement.

Also there is a little bit of a hole here as well; so this flashing really needs to be removed and replaced with new, and I'll show you a few things. The homeowner was up here and he put cement right along where the roof meets up against the chimney and then he sealed the shingles with caulk, but that's only masking the problem.

In order to correct this leak, we need to take things apart, and that means to remove and replace the flashing, and then we're going to install new shingles here.

Now also this side wall here, where the roof meets up against the wall, is also attributing to the leak. Here when you look, you can see these nails right here so the water's getting right through the side of the key, and then it gets over in here, and it just leaks right through the side of the nail, and then the water travels down and wherever it finds an opening, like a chimney, that's where the water's going to settle.

Here you can see these shingles are curling up, so the water can get inside here, and the water leaks right through the side of the nail, and again it will leak down to the chimney; so what we'll do here is we're going to remove all the roofing material along the wall up against the chimney, we're going to remove and replace the counterflashing and the step flashing, we'll install ice and water shield here, along the chimney, and then we're going to re-shingle it.

Now, also the counterflashing, we're going to cut right through the mortar, about three quarters of an inch, and the flashing is going to be L-shaped and it's going to be inserted inside, and then we're going to seal the leading edge.

Once all these procedures are done, there is a very good chance this leak is still going to come back, and the reason why is, because it is crowned. You can see these large cracks here, these cracks here, here, it's all around, so really I would recommend the crown to be rebuilt, but if the customer cannot afford it at this time, what we can do is, we'll just seal all these cracks with polyurethane, and that will last a few years; but I highly recommend to remove and replace it.

Hi, this is Steve from Roofer 911.

I'm on top of a roof in Bristow, Virginia, where the homeowner has a leak and they need roof repair. The leak is coming from the ridge vent. Visually, looking at the aluminum vent, everything is perfect. They've fastened the ridge vent into the rafters. They sealed all the nails. They even put caps on the outside corners, but it's still leaking.

The only time this ridge vent will leak is during a very heavy downpour or a strong wind-driven rain or even worse, a heavy melting snow. This customer noticed a leak from the snow and the reason why, with all that heavy snow that we had recently, which was 36 inches, with the weight of the snow pushing down on the roof, it forces the water to go up underneath the ridge vent.

Underneath the ridge vent, this shingle here is probably cut right about here, so when the water reaches the level to where the shingles are cut, the water's going to go in over the shingles and then it will travel down and it can leak anywhere down below. Many times, the water can continue to travel up and it will leak down in through the open breather.

The only way to stop further leakage is we've got to take this ridge vent off. Any shingles that are damaged in the process, we're going to remove and replace them with new and then, very important, after the ridge vent is removed, the shingles are replaced, we're going to apply polyurethane right across the top on both sides of the ridge, the entire length of the ridge vent.

Then the new ridge vent is going to be pressed right into the sealant and then we're going to fasten it right into the rafters and seal all the fasteners. The polyurethane underneath the ridge vent, it will block any water from getting underneath.

Hi, this is Steve from Roofer 911.

I'm on a roof in Clifton, Virginia, and the homeowner has a leak that's right down at the corner. There's a few different things that's causing the leak. The first thing I noticed is where the lower roof meets up against the wall, the contractor placed his nails too close to the wall, and by doing that, he damaged the step lashing underneath.

What we need to do is remove all the roofing material at both sides of the bowery. We're going to install ice and water shield that will go right along the entire length of the bowery. The vinyl siding is going to have to be removed because the last time this home leaked was during the melting snow. With the heavy snow up against a wall which was 36" from the last storm, with the weight of the snow pressing down on the roof, it forced the water to go up underneath the siding and the over the step flashing and inside the home.

Once we have the vinyl siding removed, we're going to install new 4" aluminum step flashing, then the wall, we're going to seal the wall with ice and water shield. Then we're going to put the siding back and re-shingle this area. The bowery, all the nails are going to be fastened at least 9" away from the bowery centerline.

Also, they have a water diverter here, and I noticed right at the keys, are these nails exposed at the key. That's also another problem. This diverter, we don't even need this. We're going to remove it, and re-shingle this area.

Everything above this area needs to be repaired, because when I did an infrared scan, I noticed there was moisture right up here, so that's improper installation of the bowery. The water's traveling down the wall inside the wall cavity between the vinyl siding and the drywall, and it's settled on the lower roof as well.

We need to fix all these penetrations. The shingles are going to be removed around these two vents, also the vent pipe flange. We'll install ice and water shield completely around the vents and then we'll re-shingle it.

Another thing is this gutter right here is improperly pitched. It's sagging right here in the middle. We need to take this gutter off for a reason, and we need to re-pitch it, but also the shingles here are curling up. The reason why they're lifting is because the fascia board behind the gutter is up too high. With that heavy downpour or melting snow, the water actually ponds at that first course where it's sagging, and the water can go uphill and underneath the shingles.

What we'll do is, we're going to install ice and water shield underneath the shingles about six lines up, and then the ice and water shield is going to go behind the gutter also. This way, they don't have a leak from ice dam.

Also, where this roof meets the wall, we need to do the same thing as this. We're going to waterproof the wall with the ice and water shield, the flashing is going to be replaced with 4". This gutter here, the pitch of it is fine, so we're going to leave this one alone.

With this type of leak there's multiple sources that's causing the problem, so we need to focus on repairing each and every one of them, because if we don't, they will have this leak again.
